FAQs
Is this the last undeveloped parcel near I35 and 130?
Yes, as far as we’re aware every other parcel near this intersection is under development.
Are there any improvements?
Yes:
licensed illuminated large (14 x 48 foot) billboard (end-user rent priced at $4000 per month), lease expires December 31, 2022.
3-bedroom home, leased month-to-month.
Which utilities are available?
All city utilities (gas, electric, water) except sewer line.
See the feasibility study from Migl Engineering for sewer line details. The sewer line options are:
1. There is a gravity wastewater line in the middle of Aviation. There is manhole to this line near the northwest corner of the property. The City may allow discharge to this manhole with a gravity line depending on the building placement and finished floor elevation.
2. The next closest connection point is 264 feet to the west of the property line. This lot has a stub. An easement would be needed to connect to this location and due to elevation, a lift station would be required.
Can the pond be removed?
The pond is non-jurisdictional and can be filled in. The pond is an attractive feature for some uses, but if the buyer chooses, the pond can be completely filled for less than $500k. (This includes clearing trees, completely filling the pond with clean dirt in 6″ controlled lifts, compaction to 95% Proctor, and construction of a detention pond.)
